Property Management Services

The main core business offered by Sirius Properties is property management. We are in opinion that property management play the main role in determining the property potential and value i.e. capital appreciation, maintenance, upkeep etc.

Sirius Properties offer services to all types of property from single residential unit to a property portfolio consisting of various types of property. We provide competent management services such as maintenance, leasing, marketing, capital improvements, customer service, compliance and many more. We are always adding more services to our full-service menu.

Building Management
  • Preparation of building audit report within three weeks of taking over and annually.
  • Identify and recommend on essential repairs to ensure compliance with current legislation including health and safety matters.
  • Engaging, instructing and supervising builders, contractors or repairers to undertake repair works.
  • Formulating and implementing preventive maintenance program for machinery & equipment plants and other building services.
  • Formulating and implementing standard operating procedure for various emergencies.
  • Evaluate performance of service contractors. This will evaluate with appropriate SLAs/KPIs (service level agreements / key performance indicators). This also includes recommendation for appointment of subcontractors.
  • To carry out building audit, assets and equipment control, documents audit, stock and inventories check, and previous maintenance records, etc.
  • Liaising with residents, attending to complaints or emergencies which may arise from time to time.
  • Acting promptly in issuing notices of breach or non-compliance of any by-laws, regulations, house rules or notices of repairs.
Financial Management
  • Preparation, presenting and advising on the annual budget for the subject property.
  • Collection of sinking fund and implementation of the capital budget. With the approval of clients, we deposit all sinking fund collections in an interest-bearing account and create a capital budget for any major building repairs and refurbishment.
  • Ensuring that operating expenses are kept to the minimum through budgetary control.
  • Collecting maintenance and other charges from individual owners by issuing bills to them on a monthly or quarterly basis. Taking necessary action, legal or otherwise, to recover arrears and any other dues.
  • Recommending to the property’s management on expenditure. For example, security and cleaning services.
  • Preparation and submission of comprehensive monthly financial statement of account, income and expenditure statement.
  • Monitoring and maintaining financial account at all times for all collections and disbursements which will be audited annually.
Reports
  • License Report on Renew all licenses (lifts, genset, fire extinguishers, software and building insurance)
  • Monthly Operation Report on building service, common maintenance works and repairs carried out.
  • Monthly Finance Report on collection, profit and loss, balance sheet, cash position etc

Property Valuation

Sirius Properties is licensed to carry out its property valuation related work throughout Malaysia, which it does and has experience in valuing all types of specialized properties such as plant & machinery, development rights, plantation estates, shopping centers, office tower, various property interests subsisting within real estate for various purposes.

With our in-depth experience and knowledge in property management, we have offered to conduct fire insurance valuation exercise on ad-hoc basis. This is in tandem with the statutory requirement in the Strata Management Act.

We undertake market studies and feasibility studies for various types of properties which include collection and analysis of data relevant to decisions on site development, potential end-uses, tenant-mix, demand and supply analysis, rental levels, project timing / phasing.
